Dexus Core Infrastructure Fund (DCIF) provides investors with access to a diversified global portfolio of listed and unlisted infrastructure assets across multiple asset types, sectors and locations. DCIF seeks to offer strong risk-adjusted return (income and capital growth) potential, with a low expected correlation to other asset classes, such as equities and bonds. 

Unlisted infrastructure assets are generally difficult for investors to access due to the large capital outlay required. However, DCIF seeks to remove this barrier to entry by offering investors access to high-quality, unlisted infrastructure assets, usually only available to large institutional investors, but with a low minimum investment amount. The fund takes an integrated approach to building a strategically blended portfolio of unlisted infrastructure assets and listed infrastructure securities in Australia and around the globe. It offers investors access to infrastructure assets across airport, power transmission and distribution, rail, telecommunication, regulated utilities and education sectors.

What are the key risks?

The key risks of investing in the fund include or are associated with:

  • Infrastructure investments – factors affecting infrastructure assets such as an infrastructure company’s ability to service debt in a rising interest rate environment may negatively affect the value of DCIF’s investments. 
  • Co-ownership - where the Fund's assets are co-owned with other investors (including other funds managed by Dexus), any issues arising out of the co-ownership could affect the performance of the asset 
  • Share market investments - the value of the fund's investment in listed securities may decrease or be more volatile as a result of adverse share market movements. 
  • Liquidity – assets subject to liquidity risk may be difficult to trade and it may take longer for their full value to be realised, and in circumstances where the fund's portfolio ceases to be ‘liquid’ for Corporations Act purposes, there may be significant delays or a freeze on withdrawal requests. Market conditions may adversely impact the liquidity of assets held in a fund portfolio. 
  • Deal flow - he availability and volume of new opportunities suitable for the Fund is difficult to predict. The Fund competes against other investors (including other funds managed by Dexus to secure access to these assets. Consequently, the Fund may not be able to identify or secure access to suitable investments, and this may affect the Fund's returns. 
  • Gearing – has the effect of magnifying the fund's returns, both positive and negative.
  • Derivatives – the use of derivatives may magnify any losses incurred. 
  • Interest rates –including the risk of capital loss in a rising interest rate environment. 
  • International investments - losses related to currency exchange rates, hedging, and changes in the state of the Australian and world economies may affect the Fund's performance

  • are seeking capital growth and income distribution

John Julian is a Managing Director in the Dexus Infrastructure Equity business and is the Fund Manager of the Dexus Core Infrastructure Fund1 (DCIF). John has over 28 years financial sector and investment experience in both legal and commercial roles. Initially joining AMP Capital (now Dexus) as a lawyer, John has worked in a range of legal and commercial roles with AMP Capital and its affiliates in Sydney, London and Chicago. John joined AMP Capital Infrastructure in 2008, and since then has worked closely with the Global Infrastructure Equity team across all aspects of the infrastructure investment capability, funds and strategies. John has been responsible for the management of DCIF since 2015.

Camilla joined Dexus Core Infrastructure Fund (DCIF) as Assistant Fund Manager in 2024 where she is responsible for implementing the Fund’s strategy, managing investor relationships and delivering on asset and portfolio returns.   With a background spanning over thirteen years in transactions, investment banking, and finance - seven of which were in Capital Transactions. Camilla has been actively involved in acquisitions, divestments, and developments, particularly within the health and aged care real estate sectors. She has been responsible for over $1.5 billion in transactions and has a proven track record of delivering enhanced returns.   Camilla is a graduate of the University of Sydney, holding a Bachelor of Commerce, and is a qualified Chartered Accountant.
